The 4 Ways Mobile Home Investors Can Help Home Owners Deal With An Eviction

We found that individuals facing an eviction are actually the most motivated sellers in the marketplace. They’re going through a very stressful time. An eviction is detrimental to them personally and even to their record.

So, in this blog we’re going to give you the top 5 reasons why you as an investor are going to bring value to your sellers in these situations.

Reason #1 Need for cash

A lot of times when someone’s getting evicted from a mobile home park it’s because of non-payment. They’re behind on the Lot Rent.

And the park is kicking them out because that’s their goal – they need to collect Lot Rent each and every month. So some people might be short on cash. And they need money fast. That’s where you can come in.

And although we’re not buying these homes at retail price, we’re still coming in at the right time and providing these sellers an opportunity to get cash. So that they can progress to point B.

They’re going to love you because you’re going to bring them a solution, versus getting no solution with the park.

Reason #2 Short on time

Their time is extremely limited. They usually only have a few days or even just a few weeks to go and even find another home. Let alone sell it.

So, you’re going to bring tremendous value to them. You’re going to purchase the home and grant them an opportunity to go and find alternative housing with a little bit more time.

After the eviction has been processed through the courts this can end up as a judgment on their credit report and on their record.

Whenever they’re looking to get new housing in the future this is going to pop up as a red flag and will make things very difficult for them. We don’t want that to happen to anyone, especially if we can step in and help save the day.

They’re already getting evicted from their home. It’s already a struggle finding a new home at this particular time.

Now legally the park can file for possession of the home. Here in Arizona this is called the Writ process. If the park files to take possession of the home, legally it takes about 2 to 4 months for them to actually take possession of the home. And what this means is the owner of the home is will lose everything completely.
