Selling mobile homes can be easy and fast. Here are 3 options for selling mobile homes that we’ve personally tested and proven over 300+ deals.

1. Option 1 – Quick Cash
This is the old-school buy low, sell high.
You buy the home outright.
Make any necessary repairs.
And sell it for a profit.
The entire process takes less than 30 days.
For example:
- Purchase price = $2,000
- Repairs = $1,000
- Lot rent = $500
- All-in cost = $3,500
- Sale price = $10,000
- Profit = $6,500
2. Option 2 – Cash Flow
Almost everything here is the same as option 1, except for one difference.
Your buyer will pay you a lump-sum down payment and pay the rest of the selling price in monthly installments over a few years.
And because they’re paying in installments, you can sell the home for more than a quick cash deal.
If we use the example as before:
- All-in cost = $3,500
- Sale price = $14,000
- Downpayment = $3,500 (costs recouped)
- Monthly installments = $292/month for 3 years
- What happens if they stop paying you?
No big deal.
You just repossess the home, repair it, and re-sell it.
3. Option 3 – Wholesale
We love this strategy because you need a grand total of $0 to do it.
You don’t need to purchase the home or make repairs.
Here’s how it works:
- Come to an agreement with the seller that you’ll find them a buyer for $X
- Also agree on a wholesale fee – ours is usually $3,000 to $5,000
- Find a buyer who’ll purchase the home for $X + your fee
Example:
- You find a mobile home that’s worth $15,000 retail
- You agree with the seller that you’ll get them $10,000 for it
- You find a buyer for $13,000
- You collect the difference as your profit
This strategy works because:
- The seller is getting the price they want for the home or sometimes more than they thought they’d get
- The buyer is paying less than the market value of the home
- You get paid for solving two people’s problems
- It’s a win-win-win on all three sides
